    Buyer consultation

    A 30-minute conversation — in person, on Zoom, whatever works. We talk through what you're looking for, your timeline, your budget, and what's important to you. No pressure to commit.

  2. 02

    Pre-approval

    We introduce you to a lender who fits your situation. They walk you through what you actually qualify for — which is often more than you think, or sometimes less. Either way, you'll know your real budget before you start touring.

  3. 03

    Custom search and tours

    Custom MLS alerts hit your inbox. We schedule tours of the homes that fit. We show up to every showing in person — no lockbox-and-text, no junior agent. You ask questions, we answer them on the spot.

  4. 04

    Offer

    When you find the right home, we walk you through offer strategy: price, contingencies, timing, what to ask for, what to leave out. We submit, negotiate, and report back.

  5. 05

    Inspection, escrow, close

    Once you're in contract, we manage the timeline — inspection, appraisal, title, financing, walk-through. Twice-weekly check-ins so you always know where things stand.

  6. 06

    Keys in hand

    Closing day. Keys. A celebratory text from both of us. Then — when you need a contractor or a friend in the business — you still have our cell numbers.
